Fitting Out
๐ Upon the lessee s execution of the Lease and sevice Agreement and payment of 3 months security deposit, the Lessee will be allowed to enter the Lessed Space to commence the fit-out work. The Lessee will be required to comply with the Lessor.s fitting out regulations including the payment of a Fitting out deposit, Administration fees and approval of all plans and specifications by the Lessor. The Fitting Out Deposit will be refunded after the completion of fitting out work and submit as-built drawings.

The Administration Fees
- Area less than 500 Sq.m.  : 3,000 Baht/Month.
- Area 500 - 1,000 Sq.m.     : 5,000 Baht/Month.
- More than 1,000 Sq.m.      : 8,000 Baht/Month.

Fitting Out Deposit
- 1 Unit or area 0 - 250 Sq.m. : 50,000 Baht
- More than 1 unit or area 251 - 500 Sq.m. : 100,000 Baht
- More than 1 unit or area 501 - 1,000 Sq.m. : 150,000 Baht
- More than 1,000 Sq.m. or 1 floor. : 200,000 Baht
- More than 1 floor. : 200,000 Baht

Security Deposit : 3 Months
- A one month gross rental and service fees is payable on the date of signning the Offer Letter.
- A further two months deposit is to be paid on the date of singning the Lease and Service Agreements. The Lessee should sign the Lease and Service Agreement within 30 days after singning the Offer Letter.
- The security deposit 3 months will only be refunded, free of interest, after expiry of the Lease and Service Agreement, Subject to the Lesser.s compliance with all the terms and conditions of the Agreements and net of any deductions payable in respect of any defaul

Household Tax
- The Household Tax of 12.5% as levied by the goverment ob the Premises shall be borne by the Lessor.
- The Household Tax in excess of 12.5% shall be borne by the Lessee

Reservation Procedure
- The Lessor and Lessee shall enter into the Lease and Service Agreements within 30 days after singing the Offer Letter, otherwise the offer will become invalid
- The Lessee should sing and return the Offer Letter together with payment of the one month gross rental deposit.  The cheque should be crossed and made payable to "Thai commercial Investment Freehold and Leasehold Fund - CWT."
